Not every foundation crack needs piers this year. How to tell seasonal movement from progressive settlement, and a real monitoring protocol that holds up.

Seasonal vs progressive, the whole question

Pick stations. Choose the 3 to 6 worst spots: the widest crack inside, the worst exterior brick crack, the stickiest door. These are your fixed measuring points.

Measure the cracks. Pencil tick marks at each crack's widest point and measure the width with a ruler in millimeters, or spend a few dollars on a crack gauge card. For a serious spot, a two plate crack monitor from a hardware supplier tracks movement in two directions.

Photograph with dates. Same spots, same angle, same distance, with a coin or ruler in frame for scale. Phone photos are automatically dated; that timestamp is your evidence.

Log doors and floors. Note which doors stick and how badly, monthly. A marble on a smooth floor or a 4 foot level gives you a crude slope check at the same stations.

Repeat on a schedule. Monthly during summer and after big weather swings, quarterly otherwise. Put it on the calendar; monitoring that depends on memory is not monitoring. Two full seasons, a dry stretch and a wet one, is the minimum data set worth judging.

Control the variables. While you measure, manage moisture like a slab owner should: downspouts extended, grade draining away, consistent watering in drought. Stable moisture quiets seasonal noise so real movement shows clearly.

If the numbers climb across seasons, stop monitoring and get an independent evaluation. If they cycle, you just saved five figures, and you have the photo log to prove the house's behavior to any future skeptic.

The pressure points, named

Two forces push homeowners to repair before the evidence does. The first is the free evaluation economy: the person measuring your floors gets paid only if you repair, so borderline houses tend to get repair-leaning advice. The second is sale timing. A pending listing collapses the monitoring window: buyers want resolution, not a diary. Even then, you have options beyond panic repairs. If you can, resolve the question a year before you list, on your schedule.

  • Everything in the house still works: doors latch, windows slide
  • An engineer or honest evaluation found no active structural pattern
  • You can commit to actual measurements on actual dates
  • No sale deadline forces the question this year
