The short answer
Neither pier wins everywhere; your soil decides. Pressed concrete is genuinely enough for most Georgetown repairs, especially west of I-35 where piers seat on shallow limestone. Steel earns its premium in deep, active Blackland clay, under heavy loads, and on homes that have already been repaired once. Buy the depth your lot requires, not the one the pitch prefers.

Drilled concrete piers ($600 to $1,300) sit between the two, but the Georgetown repair market mostly argues steel vs pressed, so that is the argument this page settles.
Depth, the real difference
Both piers work the same way: push down to something that does not move, then rest the house on it. The difference is how deep each can go. A pressed piling is a column of concrete segments pressed into the soil using the house's own weight, and it stops at refusal: the depth where friction and bearing stop the press. A steel pier is slimmer and stronger, so the same force drives it much deeper, through the clay that moves seasonally and into strata below.
Why that matters here: Blackland clay swells when wet and shrinks in drought, and that active zone extends well below the surface. A pier that stops inside the active zone stands on soil that still moves. East and south of I-35, where the clay runs deep, pressed pilings sometimes refuse within that zone, which is exactly the case where homeowners pay twice. West of I-35, limestone often sits shallow, both pier types reach solid rock quickly, and paying steel prices to reach a layer a concrete piling also reaches is money spent on a brochure.
The honest complication: soils here change lot to lot, and pockets of each condition occur on both sides of the highway. This is why an independent engineer report beats any rule of thumb, including ours.
Cost, and the double repair problem
Steel costs roughly two to three times more per pier, and on a typical 8 to 15 pier job that is a gap of $8,000 or more. That premium is wasted on lots where concrete seats on rock, and it is cheap on lots where concrete would seat in live clay, because the failure mode of an underdepth pier is a second repair: more piers, more money, and a house that spent years moving in between. If a home has already been repaired once and moved again, that history is evidence about the soil, and it argues for steel.
Warranty language, read closely
Both methods commonly come with long warranties, and the paper reads similarly until the fine print. Check three things: whether the warranty covers re-adjustment at no cost if installed piers settle, what voids it (drainage changes, plumbing leaks, and unrepaired sections are common outs), and whether it transfers to a buyer without a fee. Steel installers often write broader terms because deeper piers give them less settlement risk to underwrite. That is a signal, not a guarantee: any warranty is only as strong as the company still existing to honor it, so weigh the firm's track record as part of the price.
Lift and install, briefly
Both install from outside in a day or two for typical jobs, no cure time, lift the same day. Steel's slimmer profile and deeper seat give the crew slightly finer control on the lift, which matters most on brittle finishes and larger corrections. Not a deciding factor for most homes.
Choose steel if
- Your lot sits in deep Blackland clay, typically east or south of I-35
- An engineer's report calls for piers below the active soil zone
- The home is heavy (two story masonry) or has settled significantly
- This is a second repair after concrete pilings moved
- You plan to stay long enough to value the strongest warranty terms
Choose concrete if
- Rock or firm strata sit shallow on your lot, common west of I-35
- An engineer confirms pressed pilings will reach adequate depth
- Movement is moderate and confined, the classic corner settlement job
- Budget is real and the alternative is delaying repair for years
- You are fixing a house you may sell soon, with a transferable warranty
