When one house on a Georgetown Village street gets foundation piers, two or three more usually follow within a few years. Nothing sinister drives that. The neighborhood went up in a compressed stretch off Shell Road, on similar lots, from similar plans, so the slabs are aging through the same soil cycles on the same schedule. A quarter century in, that cohort effect is the defining foundation fact here.
Why the twenty year mark matters
Clay pockets over limestone means many Village slabs ride at least some expansive soil, and expansive soil does its damage cumulatively. Each drought summer shrinks it, each wet winter swells it, and a slab absorbs those cycles invisibly until accumulated movement crosses the threshold where drywall, brick, and door frames start reporting it. Homes built in the late 1990s and 2000s are crossing that threshold now, which is why foundation trucks have become part of the streetscape. How a two story production home tells on itself
Movement in these plans shows up in predictable spots: cracks radiating from the corners of upstairs window openings, second floor doors that stick in late summer, stair step cracking in the brick veneer outside, and caulk lines opening where trim meets the wall. One of these alone, arriving in August and relaxing by November, is often seasonal swing. Several together, or any that keep widening across seasons, deserve a real evaluation.
The grade is not what it was in 2003
Original grading assumed soil levels that have now spent two decades settling. Backfill along the foundation compacts, beds get remulched a little higher every spring, and edging traps water where slope used to shed it. The result on many lots is water sitting against the slab after one of Georgetown's burst rains. Walking your perimeter during a downpour shows you in ten minutes what drainage correction would need to fix, and correcting grade early is far cheaper than the piers it can prevent.
Comparing quotes at scale
Most proposals here will specify pressed concrete pilings, the local default method, at $350 to $600 per pier per published industry cost data, with typical jobs running 8 to 15 piers. That makes quotes unusually comparable, provided you make them comparable: same scope, same elevation survey, per pier pricing itemized. When two bids still differ by thousands, the gap is almost always pier count or warranty terms, and a neutral engineer report settles a pier count argument for $400 to $650.
