The hardwoods in the hallway started cupping last July, each board curling at its edges like a shallow tray. Upstairs it smells faintly of cellar every summer. Both clues point at the same 18 inches of air nobody looks at: the crawl space, where a pier and beam house does its breathing and, when the moisture is wrong, its rotting.
Why the space under the floor matters
Wood tolerates getting wet. What it cannot tolerate is staying wet. Persistent crawl space humidity soaks into joists, sills, and subfloor, and sustained damp is exactly what decay fungi wait for. Add the pest pressure, since termites and carpenter ants both favor moist wood, and a damp crawl space quietly works against every structural member above it.
The air moves too. In summer, humid crawl space air migrates up through floor gaps into the house, carrying the musty smell with it. A wet crawl space is not just a foundation issue; it is the downstairs neighbor your whole house lives above.
The ventilation idea, and where it breaks down
Old houses were built on a simple theory: leave vents in the skirting and moving air will dry the space. It works when the outside air is drier than the crawl space and the ground under the house stays reasonably dry. It fails when decades of landscaping bury the vents, when grade tips storm water under the house, or when summer air arrives already loaded with humidity and condenses on cool pipes and framing.
So the honest first move is rarely a product. It is restoring the conditions ventilation needs: clear the vents, fix the gutters and grading that send water under the skirting, and lay a ground vapor barrier to cap what rises from the soil.
What full encapsulation adds
Encapsulation closes the system instead of airing it out: a heavy liner sealed across the ground and up the piers, vents blocked, penetrations taped, and usually a small dehumidifier holding the space at a set humidity. Done well, it turns the crawl space into clean, semi conditioned storage and takes moisture off the table year round.
It is also the most heavily marketed product in this corner of the industry, and not every damp crawl space needs the full treatment. A space that dries out once the drainage is fixed does not need a dehumidifier. Reserve encapsulation for spaces that stay wet through the seasons after the cheap fixes are done, and be suspicious of any bid that skips those fixes on the way to the liner.
Sequence it with the structural work
Encapsulating over damaged framing seals your problem in with your investment. The right order: manage the water, repair the wood, then seal the space. If sills or joists are already soft, pier and beam repair comes first, and the open access during that work is the cheapest time the liner crew will ever have.
