Walk the hallway of a pre war bungalow near the square and you can often feel the diagnosis: a soft spot outside the bathroom, a slope toward the back porch, a rattle in the china cabinet when someone crosses the room. Pier and beam houses telegraph their problems early, and that is a feature. Under that floor sits a structure a crew can actually reach, inspect, and rebuild piece by piece.
What actually fails down there
A pier and beam house is a stacked system: piers or posts on footings, beams across the piers, joists across the beams, floor on top. Each layer fails its own way. Cedar posts and masonry piers settle or lean. Sills and beams rot where moisture finds them, worst near bathrooms and exterior corners. Shims crush and walk out of position. Long joist spans sag into trampolines.
Moisture drives most of it. The crawl space itself is evidence: standing water after storms, damp soil against wood, vents blocked by decades of flower bed buildup.
Why these houses forgive
A slab hides its problems in concrete. A pier and beam house lets a crew crawl under, find the failed member, and replace it. New wood sisters onto old. Piers can be added mid span. Beams get jacked back a fraction at a time until the floor reads level again. The same access invites neglect, though. Nobody looks under the house until the floor announces it, and by then the water that caused the rot has usually been at work for years.
What a repair visit involves
Good crews start under the house with a flashlight and a moisture meter, then map the floor from above with level readings. From there the work is a menu, not a package: re shimming and adjustment at the light end, sistered or replaced sills and added piers in the middle, beam replacement and full leveling at the heavy end.
Expect the plan in writing with specific members called out: which sill, which spans, how many new piers. A bid that just says level house is a handshake, not a scope.
Moisture is the real enemy
Fix the water or plan on paying for the wood twice. Gutters that dump at the corners, grade that tips toward the house, and plugged vents keep a crawl space damp in every season, and damp is what ages these foundations. Pair structural work with drainage correction where the lot needs it, and consider crawl space encapsulation when the space never dries out. Termites and carpenter ants follow moisture, so a chronically wet crawl space earns a pest inspection too.
The money
Published industry cost data for the Georgetown area puts most pier and beam repairs between $3,000 and $12,000.
