Slab vs Pier and Beam: Know What You Own

Slab and pier and beam foundations move, fail, and get repaired differently. An ownership manual for both Georgetown foundation types, era by era.

Neither foundation is better; they are different machines with different manuals. Slabs are low maintenance until clay moves them, and repairs are lump sum events. Pier and beam moves more but forgives more: it is adjustable, accessible, and fixable in stages. The costly mistake is owning one and maintaining it like the other.

Nobody chooses a foundation type in Georgetown; the year your house was built chose for you. Pre 1970 homes near the square mostly stand on pier and beam. How each one moves

A slab is a concrete raft floating on clay. When the clay swells and shrinks, the raft rides it: an edge drops in drought, a center heaves in a wet winter, and because the whole house is rigidly attached, movement telegraphs upward as stuck doors, drywall cracks, and stair step cracks in brick. The slab itself rarely announces anything; you learn about its movement from the finishes it disturbs.

Pier and beam holds the house on wood beams across spaced supports, with a crawl space below. The same soil movement tips individual piers instead of one big plate, so symptoms arrive floor by floor: a dip outside the bathroom, a slope toward the north wall, bounce in the hallway. It moves more often than a slab, and it matters less each time, because the structure was built to be adjusted.

How each one gets repaired

Slab repair is an event. Crews drive piers to depth around the affected section and lift the plate back toward level, typically $4,500 to $15,000 for the usual 8 to 15 pier job. Pier and beam repair is a menu. Re-shimming sagging spots is cheap. Replacing a rotted sill or beam section costs more. Adding piers under a bouncy span, more again. Whole jobs run $3,000 to $12,000, but crucially they can proceed in stages, worst first, as budget allows. A crawl space also means a human can get eyes and hands on the problem, which keeps diagnosis honest and repairs targeted.

The plumbing difference deserves its own sentence: slab-era supply and drain lines run inside or beneath the concrete, so a leak means tunneling or breaking the slab, while pier and beam plumbing hangs in the crawl space where a plumber simply crawls to it.

The habits each type rewards

Slab owners manage moisture at the edges, because edge soil is what the weather reaches first. Keep grade sloping away, discharge downspouts well clear of the foundation, run a soaker watering program in drought, and keep thirsty trees from drying the perimeter. That is most of the manual.

Pier and beam owners do all of the above plus own a crawl space: keep it dry and ventilated, keep an eye out for standing water after storms, and actually look under there (or pay someone to) every year or two. Wood rot and moisture are this type's slow killers, and encapsulation or moisture control is money well spent under a damp house. Know your era

A useful Georgetown shortcut: homes from the 1880s to 1940s near the square are pier and beam almost by default. The 1960s to 1980s ranches, in San Gabriel Heights and similar close-in neighborhoods, are mixed, and some carry the era's cast iron drains.   • Treat some seasonal floor movement as personality, and measure before panicking
