Georgetown's foundation story splits along I-35: limestone to the west, expansive clay to the east. Berry Creek never picked a side. The ground off SH 195 transitions between the two, sometimes within a single lot, which means the neighborhood collects both kinds of foundation behavior plus a few problems unique to the boundary itself.
One slab, two kinds of ground
A slab poured across transition ground can bear on rock at the garage and clay under the back bedrooms. The rock side holds. The clay side breathes with the weather, shrinking through drought summers and swelling back through wet winters, and that differential is harder on a foundation than uniform movement would ever be. It is why expansive clay deserves respect even in a neighborhood with limestone in its profile, and why your neighbor's foundation experience two doors down may simply not apply to your lot.
Custom homes report movement their own way
Berry Creek's larger two story brick and stone homes carry more weight across longer spans than production houses, with rooflines and additions that load a slab unevenly. When something moves, the veneer says so: stair step cracks working through mortar joints, gaps opening above window heads, a porch column easing out of plumb. Larger houses also mean larger repair math. Per pier pricing is the same here as anywhere, $350 to $600 for pressed pilings per published industry cost data, but wide custom footprints can push counts past the typical 8 to 15 piers, so slab repair quotes deserve line item scrutiny before anything else.
The oaks are old enough to matter now
Established oaks and cedar elms are part of what four decades of growth looks like here, and their root systems are now large enough to dry the soil under slab edges during hard summers. A tree does not need to touch a foundation to move it; it only needs to drink from the clay beneath it. Root barriers let you keep the tree and the slab both, which beats the chainsaw solution in every way that matters.
Several eras, one street
A mid 1980s custom and a recent build can face each other across the same street here, engineered to different standards and aged by different amounts. Treat every house as its own case. Get an elevation survey before accepting anyone's diagnosis, put drainage first wherever water is part of the story, and be wary of any quote written before anything was measured. On transition ground, the measuring is the diagnosis.
