The oak canopy is the reason people buy in Serenada, and it is also the strongest single force acting on the neighborhood's foundations. A mature live oak moves a startling amount of water on a summer day, and on these acreage lots the trees have had 40 or 50 years to send roots exactly where the moisture is. In a drought, that includes the soil under the edge of your slab.
What the trees take
Tree related movement has a signature: the corner or wall nearest a big oak drops during dry stretches, then partially recovers when rain returns. The 2022 to 2023 drought made that pattern visible across lots like these. The wrong response is panic cutting a healthy tree, which changes soil moisture abruptly enough to cause movement of its own. The right response is usually a root barrier between trunk and foundation, set deep enough to redirect feeder roots, so the oak keeps its canopy and the slab keeps its bearing.
Ridge rock, clay seams
Serenada's limestone ridges read as stable ground, and mostly they are. The catch is the clay seams running through them. A slab can rest on rock for most of its footprint yet cross a seam in one spot, and that seam becomes the hinge where seasonal movement concentrates. Slabs and pipes from the same decade

Cast iron drain lines of that era corrode from the inside, and a slow under slab leak feeds exactly the localized soil swelling that moves foundations. When an older slab shows movement without an obvious drought or drainage story, test the plumbing before signing a repair contract. A hydrostatic test costs a few hundred dollars; piering a house around an active leak is an expensive way to treat a symptom.
Repair math on a big footprint
Sprawling single story ranch plans mean more perimeter per square foot of living space, and pier counts scale with perimeter. Where a compact two story might need 8 piers, a long ranch can honestly need more, so a higher count is not automatic padding. What you should verify instead: that the count follows an elevation map rather than a sales quota, and that every slab repair quote itemizes its per pier price.
