Root Barrier Installation

Mature trees pull serious water from the clay under slab edges in a dry August. A root barrier referees the standoff without sacrificing the shade.

Every August, the same crack opens over the kitchen window, on the side of the house shaded by a live oak older than the neighborhood. A contractor already suggested the chainsaw. Nobody who has sat under that tree in a Texas July wants to hear it, and the good news is that the chainsaw is rarely the right answer. The tree and the slab can usually both stay.

The tree is not pushing. It is drinking.

The popular image of roots heaving concrete has it backwards for most Georgetown slabs. A mature oak or elm moves a foundation by pulling moisture out of the clay beneath the slab edge, hardest during the brutal stretches like 2011 and 2022 through 2023. Clay shrinks as it dries, so the soil under the tree side drops while the rest of the house stands still.

That difference is the damage. Uniform movement is invisible; differential movement cracks brick over windows and sticks the doors on one end of the house. Expansive clay, explained covers the mechanism, and the pattern to notice is seasonal: worst in late summer, relaxing after fall rains.

What a root barrier is

A root barrier is a vertical wall in the soil between the tree and the foundation: dense plastic sheet or composite panels set in a narrow trench, commonly 3 to 4 feet deep, overlapped and sealed so roots cannot slip the joints. Fine roots that meet it are forced down, toward deeper moisture that does not swing with the seasons, instead of onward to the slab edge.

The trench is cut, existing roots crossing the line are severed cleanly, panels are set with the top at or just above grade, and the soil goes back. From the yard, a finished barrier is nearly invisible. Under the surface, it redraws the property line between the tree and the house.

Saving the tree and the slab both

Placement is a negotiation between two root systems of concern: the tree's stability roots and your foundation. The barrier wants to be far enough from the trunk that severing roots will not compromise the tree, close enough to the house to actually protect the slab edge. On tight lots that window is narrow, which is exactly when an arborist consult is money well spent.

The barrier also works better with company. A soaker hose program on the tree side keeps the remaining root zone from turning the surrounding clay into a moisture battleground, and correcting drainage keeps the wet season from overcorrecting in the other direction.

When a barrier is the right call

The clean case: movement concentrated on the tree side, a seasonal open and close rhythm to the cracks, and elevations that show the dip pointing at the canopy. If the foundation is settling progressively across multiple sides, a barrier alone will not rescue it; pier work handles the settlement and the barrier keeps the tree from undoing it.

Published industry cost data for the Georgetown area puts residential root barriers between $1,200 and $4,000, scaling with trench length, depth, and how much root mass the crew has to cut through. Against the price of piers, a barrier that stops the annual August crack is one of the cheaper permanent fixes in the foundation world.

Questions homeowners ask

Installed at a reasonable distance from the trunk, most mature trees tolerate a barrier well. Cutting major roots close in is a different story, since those roots anchor the tree. For a large or treasured oak, have an arborist weigh in on placement before the trench is cut.

Often it is worse. Take out a big water user and the clay it was drinking from can slowly rehydrate and swell, heaving that side of the foundation over the following seasons. Removal trades a slow, manageable problem for an unpredictable one, which is why barriers exist.

Solid sheet barriers do both jobs: they stop root penetration and slow moisture migrating laterally through the soil. That dual action is what makes them useful on expansive clay, where the moisture gradient is the real enemy.

Most residential barriers go in within a day or two. The trench is narrow, so lawns recover quickly, and the visible footprint after backfill is a thin seam that grass covers in a season.
